Project Summary:
The Sweimeh Development & Investment Company (SDIC), the proprietor of the Sweimeh Day Beach Project (commonly known as Oh Beach), entered into an agreement with a third-party investor for the planning, construction, and operation of a hotel on the Sweimeh day beach premises. This project was executed in two phases:
The first phase entailed the transformation of 12 cabanas into two-story chalets, resulting in 48 hotel suites with a total area of 3,236.8 square meters.
The second phase encompassed the design of a 238-room hotel, covering a total area of 17,744.09 square meters.
Our office was engaged as a Project Consultant/Advisor for SDIC, responsible for providing expertise on all matters related to infrastructure and building design, as well as reviewing and advising on proposals put forth by the investor. Our responsibilities included a comprehensive review of proposed designs, technical specifications, and Bill of Quantities (B.O.Q.s). This involved scrutinizing both existing and proposed drawings and tender documents, as well as exploring alternative design options.
We also prepared detailed value engineering reports for the owner, which included comparative analyses between alternative design choices and the original design. Furthermore, our role encompassed the review, commentary, and official approval of project drawings across all disciplines in accordance with national building codes. Throughout the construction phase, we conducted regular site visits to oversee the construction and supervision processes.
